This is a gorgeous recently built cottage with boathouse on Acton Island near Bala. Acton is a land access island as it has a land bridge allowing you the best of both worlds! You have the privacy and community of an island cottage experience with the convenience of road access on Lake Muskoka. This fully equipped modern 6 bedroom cottage is perfect for a family getaway. The cottage has everything you will need to enjoy a relaxed holiday.
Concierge services are available for all our properties to make your stay stress free! Catering, private chef services, water taxis, yoga on the dock, boat rentals, trampoline and water lily rentals, grocery, wine and beer stocking and we can even arrange to have cocktails waiting upon your arrival. We can help make your vacation as relaxing and fun filled as possible!
Please note: this cottage does not allow pets of any kind. In winter the boathouse is closed and occupancy drops from 13 to 11 people.

Situated at the conversion of Lake Muskoka and Moon River, Bala is a must-see small town in Muskoka. Central Bala is distinguished by its assortment of activities, including the award-winning Bala Cranberry Festival, Bala Trek to Bethlehem as well as antique and art exhibits. Explore the breathtaking Bala Falls sights and sounds it has to offer.
PROPERTY
Ample dining and entertaining space for large groups. The boathouse has private guest accommodation with it's own bedroom, a 3 piece bath & full kitchen plus outdoor dining area and BBQ. The main house has 6 bedrooms, plus two separate living areas. The main floor Great Room has spectacular views over the lake and a massive Muskoka Granite fireplace, the focal point of the great room and the perfect spot to read a book in front of the fire. On the lower level, there is a family chill room plus there is a nanny or in-law suite with a queen bed and adjacent shared 3 pc washroom, plus another bedroom with a double bed. On the main floor, the master has a queen bed and views of the lake plus a 4 pc ensuite. Also on the main floor is a powder room and gourmet kitchen plus a gorgeous outdoor dining area off the kitchen with a BBQ plus an outdoor dining area. Upstairs there are 2 additional bedrooms for guests or children with a shared washroom. Outside there is also a spectacular custom stone fire pit with seating for 8, a 4 hole putting green and gorgeous landscaping leading to the boathouse. There is a shallow entry point at the floating dock that drops off fairly quickly and the water is 40' deep off the end of the boathouse dock. 2021 House rules include:
All potential guests must complete a rental application where you will be asked to provide a full guest list, ages of all guests, the name address and employer of the primary applicant as well as their home insurance policy details. No reservation is confirmed until approved by MDR. The application will form the basis of your short-term lease agreement with MDR & the cottage owner and you understand and agree that you will abide by the terms therein. We will see you when you check in. If you have misrepresented yourself (your age, purpose of use) or your group, we reserve the right to cancel your stay without refund. If we find out after the fact you have automatically forfeited your damage deposit for breach of contract. We are looking for mature individuals who can be responsible for their actions, and show respect.

Pets may be permitted at this rental solely based on the discretion of the owner and you will be asked to sign a pet waiver and possibly to pay an additional pet cleaning fee. Wet pets are not permitted inside. Pets are not permitted on the furniture at any time.
No smoking, electronic or otherwise, inside the cottage.
Open fires in the fire pit only please & check burn restrictions for the area before you arrive.
Fireworks are NOT permitted.
Please leave the property as you found it, tidy and with all garbage disposed of per the welcome letter.
Note there may be a garbage removal fee of $500 per week. The initial cleaning fee pays for professional cleaners to prepare the cottage for you. A check out clean may be arranged for an additional fee, otherwise you are expected to leave the cottage as you found it, tidy and in good repair.
WIFI is available at all of our cottages (unless specifically noted).
INDEMNIFICATION: Snowmobiling, Boating and all water sports are inherently dangerous. You indemnify the owners of the rental property, their heirs and also their agent Muskoka District Rentals for any and all damage or injury that may occur due to water activities. Please make sure you wear proper lifejackets at all times on the water.
COVID19 Pandemic:
LIMITATIONS OF LIABILITY: I/we represent, warrant, acknowledge and agree that I/we will use the cottage and its facilities in accordance with the booking agreement and the household rules and I/we do so at our own risk and that I/we indemnify and save Muskoka District Rentals, Sotheby’s International Realty Canada, all employees of aforementioned companies, the property owner and their heirs harmless from any personal injury, sickness or death, loss or damage, however caused to person or property of the Renter, his/her family, or guests during or after the time of occupancy. Further, I/we accept full responsibility for the risk to personal health of renting property owned and occupied by unrelated persons during the Covid19 Pandemic.
To ensure the quiet enjoyment of the lake by our neighbours, music or loud noise of any kind not permitted after 10pm or before 8am.
Resort Fee: For a one-time fee of $179.00, the Accidental Damage Limited Waiver of Liability will waive a claim against the Guest for the cost to repair or replace any accidental damage taking place at the property during the rental period for up to a total of $3,000.00 in damages. The Accidental Damage Limited Waiver of Liability only applies to accidental damage as determined by Muskoka District Rentals. A damage deposit will still be required for casual damages, internet overage charges, extra cleaning charges, garbage disposal, pet cleanup, etc. The Accidental Damage Limited Waiver is not Insurance.

Perfect location with all of the amenities for a fun family vacation. The property was stunning with a sunset view. The home was spotless and had plenty of space and anything you could possibly need to make your stay relaxing and fun. The views were spectacular and nicer than any pictures could do justice. The property management was incredibly responsive. We would love to have the opportunity to return for another fun family vacation!

“Acton island was great. It was clean and spacious. The main floor has a large open concept with plenty of room for hanging out and fabulous views of the lake. Grounds outside were also very inviting with an excellent fire pit area and a very nice boat house with an extra bedroom up top. Definitely recommend staying there.”

Excellent experience! Beautiful, well built cottage that accommodated our family of 12 in comfort and style. Thanksgiving was made even more memorable with the backdrop of Muskoka in fall. Gorgeous fall colours, over the lake and a warm fire inside made for a perfect weekend get away. Easy access to the lake and everything was very comfortable. We will be back again next year as this is now a family tradition!

What a find! This luxury newly built home has everything you desire. A fabulous main floor with views of the lake and room for guests to gather. A screened porch for meals in the evening. A boathouse with guest quarters. A built in firepit plus a 4 hole putting green and two swim docks! Even a water trampoline! Acton Island is a land accessible island on Lake Muskoka close to Port Carling and Bala. Right in the heart of Muskoka yet you have your own private enclave to enjoy!
